Where Hudson County Buyers Get the Most Space for Their Budget

In Hudson County, a few miles can make a major difference in what your budget buys.

While Hoboken and Downtown Jersey City command some of the county’s highest prices per square foot, expanding your search can open up options for more square footage, additional bedrooms, parking, or outdoor space without leaving Hudson County.

Here are a few areas worth considering if space is a priority.

Bayonne

Bayonne offers a broad mix of condos, single-family homes, and multifamily properties. Current Realtor.com data puts the city at approximately $346 per square foot, making it one of the lower-priced options among several Hudson County markets.

Consider Bayonne if: Space and property variety matter more than being close to the waterfront.

North Bergen

North Bergen offers a mix of condos, multifamily homes, and properties with more room while keeping buyers close to Hoboken, Weehawken, and Manhattan. Current listings average approximately $431 per square foot.

Consider North Bergen if: You want more room without moving too far from the waterfront.

West New York

West New York offers a different value proposition, particularly when you look beyond the most waterfront-oriented properties. Current listings in ZIP code 07093 average approximately $388 per square foot, while the citywide figure is approximately $441 per square foot.

Consider West New York if: You want proximity to Manhattan with more flexibility in your budget.

Union City

Union City combines a dense, urban environment with pricing below some of Hudson County’s waterfront markets. Current listings average approximately $476 per square foot.

Consider Union City if: You want an urban neighborhood while prioritizing space over waterfront access.

Harrison

For buyers who still want direct PATH access, Harrison is worth exploring. Current listings average approximately $321 per square foot, among the lower figures in Hudson County.

Consider Harrison if: You want to stretch your budget without giving up direct rail access to Manhattan.

Secaucus

Secaucus offers a less dense environment, larger layouts, and NJ Transit access. Current listings average approximately $323 per square foot.

Consider Secaucus if: More interior space and a suburban feel are higher priorities.

Jersey City: Look Beyond Downtown

You do not necessarily have to leave Jersey City to find more space.

Downtown’s 07302 currently averages approximately $898 per square foot, compared with approximately $431 in 07304and $399 in 07305.

Jersey City Heights is another area worth considering. Realtor.com currently shows substantial inventory in The Heights, alongside a mix of housing options throughout the neighborhood.

Consider The Heights if: You want the Jersey City lifestyle and neighborhood feel without needing to be directly on the waterfront.

It’s About Knowing Where to Look

Getting more for your budget does not always mean leaving Hudson County. Sometimes it simply means expanding your search by a few neighborhoods.

Would you trade being steps from the PATH for another bedroom? Give up a waterfront address for parking? Choose a larger older home over a smaller new development?

The right answer depends on what matters most to you.
